Before Building a Room Addition
There are many good reasons for adding a room to your home. One of the top reasons is the fact that the family is simply expanding. Other good motivation for a room addition project include working from home and adding an office, adding a family room, and even adding a bathroom.
The Financial Aspects of a Room Addition
Start at you bank and depending on interest rates try to understand whether you can afford the project or not. If you can afford adding a room to your house, think about what you can afford.
Visit with your banker, savings and loan or credit union and get pre-qualified. They will look at your existing finances and tell you how much you can borrow.
Research the Effects of a Room Addition on Property Value
Before you start breaking down your walls, you will have to perform a quick research and learn how the project will affect your property value. More often than not, you will learn that a room addition will improve your home value.
However, you can still learn to what exactly does the market react by visiting several real estate agents and ask them if houses with room additions in your neighborhood are attractive to buyers.
Ask what amenities within the room additions seem to appeal to the current buyers, and what things turn buyers off. The knowledge you will gain may be very helpful sometimes in the future.
Plan Your Room Addition
The next step will be at your local zoning office. Be sure to take the following with you:
- Photos of your house taken from all angles
- A sketch of your lot and your house placement on it
